Typically, we develop properties over 250 units at densities of 4-17 units per acre. Our focus is in communities with populations over 400,000 in regions of a million or more. Higher densities may be considered, especially in urban locations.

We also acquire existing communities where rehabilitation, repositioning or new management can significantly increase the property's long-term prospects.
historic rehabilitation
Projects involving historic rehabilitation and adaptive reuse are also of interest to us. Such properties, which must be suitable for housing and eligible for state and/or federal tax credits, may be 100+/- units. In areas undergoing revitalization, historic housing components are ideal.
